1. Who we are and what we are not

True Path Home Buyers is a cash home buyer, not a licensed real estate broker or agent. We may purchase directly, close with partner capital, or assign the contract depending on the property. We do not represent sellers in the sale of real estate; sellers who want representation should engage a licensed real estate broker, agent, or attorney.

2. What this website does

This website is a lead-capture surface for a direct-to-seller cash-buyer business. When you submit the offer form, you are requesting a non-binding cash offer on the property you entered. Submitting the form does not create a contract to sell or buy the property.

3. The offer process

  1. You submit the offer form.
  2. We review the property and call you with a proposed cash offer.
  3. If the number works, we execute a written purchase agreement — a real contract, on a standard template, signed by both parties. Until that agreement is signed, no transaction exists.
  4. We close at a third-party title company or with a real estate attorney, not at our kitchen table.

4. The Locked Offer Guarantee

The cash offer we present at contract signing is the offer that holds through closing, subject to the published exception list: verified title defects discovered after signing, major-systems failure discovered in the 72-hour walkthrough window, or material misrepresentation of condition that we relied on when quoting. If we invoke an exception, we provide written proof.

5. Investor-buyer and wholesaling disclosure

True Path Home Buyers is a cash home buyer, not a licensed real estate broker or agent. We may purchase a property directly, we may close with capital supplied by investor partners, or we may assign the purchase contract to a third-party buyer. Our purchase agreement template identifies the likely transaction shape before you sign. State-specific disclosures are added to the purchase agreement before we accept leads from states that require them (for example, IL, OK, SC, FL, VA — state-specific disclosures are attorney-reviewed and ship separately per our Phase 6 plan).

6. Right of rescission

Some states grant sellers of residential real estate a statutory right to cancel a signed purchase agreement within a defined window (commonly three business days). If you sign a purchase agreement with us in a state where that right applies, the right applies — it is spelled out in the purchase agreement you will sign, and nothing on this website shortens or overrides it.
